Everything require permits for a custom built house. I still need to pull an ESA permit and pass all ESA inspections. No problem with insurance.

No. Gas fireplace's temperature is too high so has to use natural stone so it is marble. The countertop can use man-made stones so I used quartz. Quartz is much cheaper.

没办法，4200尺房子+1600尺basement，配wine cellar, steam sauna，我all-in cost包所有政府费用和家具控制在80万以内，所以有些地方只能省点了。亮度是很够的(actually an overkill, over 250 pot lights in the house)，手机照的不好。

Average cost (with finished basement) is typically expressed by using the first/second floor only. So it would be 800/4200 = 190 / Sq Ft. Taking out furniture, it is ~180/Sq Ft.

Yes. Bare Wood Engineered Floor + Finishing on site. It can be sanded and stained one more time before it eats thru the wear layer.

5 inch unfinished engineered red oak. I don't know the brand since it is unfinished. It came without packaging but it is made in Canada since every board has made in canada stamp with a Canadian maple leaf.
