The ZRE is trading at 19.47, the capital gain is (19.47 - 18.65) * 1000 = 820, dividend is 0.08 * 7 * 1000 = 560
The XTR is trading at 12.36, the capital gain is (12.36 - 12.26) * 2000 = 200, dividend is 0.06 * 7 * 2000 = 840
So far, the portfolio has brought in 820 + 560 + 200 + 840 = 2420 in a stable way during the past seven months, and I am expecting it doing better in the next 12 months.
Before you argue the tax amount with me, ask yourself if you have made money.
